Thank you all for your comments and suggestions.

The more we downsize the possessions, the more excited we become about our move.

We've lined up realtors in Flagstaff, Prescott and Phoenix and made a request to show us 3 or 4 houses in their respective areas that meet our basic criteria. We'll go down there after Thanksgiving to view their offerings.

For now...it's just sort, think, sort some more, make decisions and move on to the next room!

Flagstaff and Prescott are beautiful areas, and not as built up or smoggy as Phoenix. Also cooler in the summer since they’re at higher elevation (Prescott over 5k and Flagstaff over 6). You’ve picked some nice areas to look.

Default Packin' Up & Movin' On

We retired here to Prescott and it’s a magnificent, quiet place for seniors. Forest Trails is the quietest area I’ve ever lived. Our place has a superb view of the iconic Thumb Butte from our entire south side.
I’ll update Antomb’s comments about smog - zip. None. Typical almost unlimited visibility daily. It’s a perfect in between the best of the valley area and the cold winters of flagstaff. Our elevation st our home is about 5,700 ft.
We love it here.

I needed to retire it was time!!! It was one of the very best things I've done. We did the same thing, although we didn't move quite as far. Now my wife is retired also and we spend our time together as best friends should.

Congratulations on retirement. Best job I've ever had.

My wife retired the 1st week of Sept (for the 3rd time - I've been 'out of work' for 10yr) and appears she will make it stick this time. She is finally starting to move on shedding her 'excess' items (many work related) so we can move into our retirement condo. Moving more slowly than I had hoped, but at least the excess is moving out.

Best of luck with your move south. So much world to see.

Headed to Flag as I write this. Nice town, subalpine environment with real winters and summers that are warm with cool evenings.

Phoenix is like LA was 25 years ago and is headed in the same direction. There are some nicer areas - mostly East and North of Scottsdale.

Phoenix is more like LA is today than two decades ago. We avoid going down there at all costs. Having just retired several months ago to AZ mountains I know.

Well, it's been a couple of months since I last posted in this thread. Here is what we have been up to:

1. We traveled to Flagstaff, Prescott, Wickenburg, Phoenix and the 'burbs around the metro area the first week of December. We toured at least 15 homes and got a very good idea on how the market is working there. The wife flew back from Phoenix on a Friday and I started the journey back, by vehicle, the next day. The drive back was epic.

2. We started getting the house in order. The sorting, downsizing and donating was completed before Xmas. The last of the sale items leave the house next week.

3. We had our own inspection done then hired a firm to rectify most of the list. I finished off the list myself in the middle of December.

4. We hired an agent, "de-cluttered" the house, moved a few things out and had pictures taken for the real estate online listing. We listed the house on 1/2/2020 and by the evening of 1/5/2020 we had negotiated a final offer.

5. We hired an agent in Arizona to assist us with an offer on the house we selected near Gilbert Arizona and finalized our offer for that property today.

6. The buyer's inspection was completed today and we await any buyer's repair addendum that may be coming our way. They have 10 calendar days to file that with our agent.

7. This week I have three moving companys coming over to view the household goods in preparation to provide us a quote to move our belongings to the new abode. I am also reviewing and signing escrow documents on the sale here plus a bunch of other paperwork.

We expect to be out of the house here between 2/6 & 2/10 and closing on the new place on or about 2/14.

It's a busy time!

Thanks, Craig.

I have found myself falling back on my days as a Project Manager. I managed engineering and construction projects in 5 western states for 10 years and that experience has helped me cope and move things along.

Since I also have years of experience with drafting, negotiating and managing commercial contracts I'm not lost when it comes time to review that myriad of documents that are coming my way.

But I do have to admit that there are times I just want it to be all done!
